An architect's road to a zero-carbon home
Dallas architect Jim Barnes had chased the idea since the 1977 oil embargo: take an ordinary house and get it to zero carbon emissions. The house he finally chose was a 1954 home in the neighborhood he grew up in — and the path ran through geothermal. Excel drilled the wells between the concrete runners of his driveway to keep the yard clean for landscaping, and the system now covers both his HVAC and his hot water.
After the install, Barnes removed the home's gas lines entirely. And he's honest about the math the way we like to be: he tells other homeowners a 50% cut in utility costs is the realistic number, with the savings compounding year after year — no new windows or re-insulated walls required. The wells, over half his project cost, are permanent infrastructure that will outlive every other component.
